This parcel includes approximately 5.5 acres of developable area. It is accessed off Pineview Drive via either Vanocker Road or Junction Avenue/Vanocker Canyon Road. The site is bounded on the north by existing residential property, the south by National Forest land, to the east by proposed commercial property (undeveloped at the time of this study) and the west by residential/agricultural use.
The current use of the site is agricultural with a municipal water facility in the northeast corner.
